The Listing Contract is a legal document that defines the obligations of the Broker and the Seller when real estate is being sold.

As a Seller, your single most important job is to choose a Brokerage and an Agent who can best represent your interests and best market your property..

If you have any special circumstances such as a relocation, an elderly family member or a new baby, your Agent can define how the property will be shown,  possible possession dates and so forth, using the Listing Contract.
